How the sale works
We sell ready apartments and villas in Dubai and resell off-plan units before handover. We set the price from actual sales in your building and area, not from market expectations.
- 1We value the property and agree the price and sales strategy.
- 2We sign the listing agreement (Form A) and obtain the advertising permit (Trakheesi).
- 3We prepare photos and a description, list the property and show it to buyers, including by video.
- 4We check the buyer and payment method and sign the sale contract (Form F).
- 5We obtain the developer’s NOC, settle any mortgage and transfer the property at a DLD centre.
Seller costs
What an owner usually pays when selling a ready property in Dubai.
- Agency commission
- The amount and how it is paid are set in the listing agreement (Form A) before the sale starts.
- Developer NOC
- The fee is set by the developer, and by market practice the seller pays it. Service charges must be cleared before the NOC is issued.
- Mortgage release
- If the property is mortgaged: AED 1,290 for the procedure and AED 315 to the registrar under Dubai Land Department fees, plus your bank’s early repayment terms. (DLD fees)
- Registration fee — 4% of the price
- By market practice the buyer pays it, unless the sale contract (Form F) says otherwise.
We give exact amounts for your property before you sign.
FAQ
How do you value my apartment before selling?
We look at registered DLD sales in your building and area over recent months, compare layout, floor, view and condition, and give a price range. The valuation is free and without obligation.
Can I sell if I am not in Dubai or the property is mortgaged?
Yes. The sale can be done by power of attorney, without travelling. If the property is mortgaged, the bank issues a liability letter and the balance is paid off from the buyer’s funds on transfer day.
Can I sell before handover?
Yes, as an off-plan resale. The developer sets the terms: often a certain share of the price must be paid before it allows the sale. We check this against your developer contract before listing.
How long does a sale take?
Most of the time goes on finding a buyer, which depends on the price and demand in the area. After the sale contract come the developer’s NOC, bank letters if there is a mortgage, and one visit to a DLD registration centre.
Do I need to vacate a tenanted apartment?
No, the property can be sold with the tenancy in place; the lease passes to the new owner. This should be stated in the listing and in the sale contract.
