How we calculate

Source: Dubai Land Department open data on registered sale transactions. Residential only: apartments, villas and townhouses, excluding land and commercial property. We use the median rather than the average, because a single large deal shifts the average but not the median. The figures describe the area's market, not the value of a specific property. Off-plan means properties still under construction.

YAFF calculation based on Dubai Land Department open data; not official DLD statistics.

Data terms of use

Rents come from Dubai Land Department open data on registered tenancy contracts (Ejari). Only new single-unit contracts of about a year are used: renewals are usually below market and pull the rate down. An area's gross yield is the median annual apartment rent per sq ft divided by the median sale price per sq ft of ready apartments in the same area and period. It describes the area market before costs (service charges, vacancy, fees), not the return of a specific property, and is not a forecast.
