Off-plan

Off-plan means buying an apartment or villa while it is still being built. The price is fixed when you buy, and you pay on the developer’s schedule: a share on booking, a share during construction and the balance on handover or in instalments after it.

We shortlist projects for your goal — to live in, to rent out or to resell before handover — compare payment plans and developer terms, and handle the deal through registration with the Dubai Land Department.

How it works

  1. 1We review your goal and budget, including costs on top of the price: 4% DLD fee and charges.
  2. 2We shortlist projects and check the developer, handover dates and permits.
  3. 3We compare payment plans and terms and reserve the unit.
  4. 4We check the sale and purchase agreement (SPA) and the project escrow account.
  5. 5We register the purchase with DLD (Oqood) and track payments until handover.

FAQ

Can foreigners buy off-plan property in Dubai?

Yes. In freehold areas foreigners buy with full ownership; the purchase is registered with the Dubai Land Department (Oqood) and a title deed is issued after handover.

How is the buyer’s money protected?

Off-plan payments go to the project’s escrow account, opened with a bank and registered with DLD. The developer is paid as construction progresses.

What costs are there on top of the price?

Mainly the DLD fee of 4% of the price plus registration charges. Developers sometimes cover part of the fees — it is a deal term worth comparing.
