Leasing & property management

We take rental properties under full management — from preparing the unit and finding a tenant to renewing the lease and monthly reporting. Owners do not need to be in Dubai: we handle tenants, the building’s management company and contractors.

The scope is tailored: letting only, or management for as long as you own the property. Rents are benchmarked against new Ejari contracts in the area, and every lease is registered in Ejari — without that a tenancy in Dubai has no legal protection. For tenants we find a home to match budget, area and timing.

How it works

  1. 1Inspection and valuation: unit condition, pre-letting works, rent benchmarked against new Ejari contracts in the area.
  2. 2Marketing and viewings: photos, listing, viewings and tenant screening.
  3. 3Tenancy: term, number of cheques and deposit, signing and Ejari registration, handover with a condition report.
  4. 4Management: rent collection, service charges and utilities, routine maintenance and repairs.
  5. 5Renewal and reporting: rent review within RERA rules, renewal or re-letting, regular owner reports.

FAQ

How much can I earn by letting an apartment in Dubai?

The median annual rent on new Ejari contracts in the area and the area’s gross yield (annual rent against ready apartment prices from DLD data) — both are on this page and on our prices page. The rent for a specific unit depends on the building, floor, view and furnishing, and the owner’s income also on costs: service charges, vacancy and fees.

Why register a lease in Ejari?

Registration makes the lease official: without it the tenant cannot connect utilities or sponsor family visas, and disputes are hard to bring to the Rental Dispute Settlement Centre (RDSC).

How is rent usually paid?

By cheques or transfers for the year ahead, in one or several payments (often 1 to 4). Fewer payments usually mean more room to negotiate the rate.

Can the rent be increased on renewal?

Only within the limits allowed by the RERA rental index for the area, with 90 days’ notice before the lease ends. We check the permitted increase and prepare the notice.

What costs does the owner pay?

Building service charges, maintenance and repairs, insurance, and fees for finding tenants and management. Individuals pay no tax on residential rental income in Dubai.

Can I let a property without travelling to Dubai?

Yes. Contracts are signed electronically or by power of attorney; payments and reports are handled remotely.
