How we calculate
- Source: Dubai Land Department open data on registered sale transactions.
- Residential only: apartments, hotel apartments, villas and townhouses. No land, offices, shops, hotel rooms, developer registrations or lease-to-own.
- Prices are medians, not averages: one large deal does not move the median.
- Conclusions are drawn within a segment (ready vs off-plan, apartments vs villas, bedrooms): the overall Dubai median depends on what sold more in a month.
- Cells with fewer than 30 deals are hidden. The latest month is revised for about a week as DLD registers late deals.
- Off-plan villas and off-plan by area move with project launches, so no change is shown for them.
- History 2020–2025 from the DLD “Real Estate Transactions” open dataset on data.dubai, from 2026 from the open data on dubailand.gov.ae; same methodology.
- Reconciliation for October 2026: DLD open data has 10,439 unit and building sale records tagged “Residential”; 9,457 are included. 982 excluded: offices — 419, developer registrations — 315, shops — 115, hotel rooms — 92, lease-to-own — 41.
